    After my last email about where leads actually come from, I thought a few of you might be saying:“I get it… but I don’t know what to say in the DMs.”That hesitation is normal (especially if the phrase “sliding into DMs” already makes you uncomfortable).

    So let’s make this practical.

    Here are three mortgage-friendly IG DMs you can use depending on who you’re reaching out to.

    DM #1: Community / New Followers

    Use this for:

    • New followers

    • Local connections

    • People engaging with your content

    “Hey [Name]! Thanks for the follow... are you local to [City/Area]?”

    This opens a natural, location-based conversation and helps you anchor yourself in your community.

    DM #2: Past Clients

    Use this to stay top of mind without selling.

    “Hey [Name]! I was thinking about you and just thought I'd say hi, how’s everything going since we last connected?”

    No mortgage talk required (yet)...

    (If they do want to talk mortgage stuff, they’ll bring it up.)

    DM #3: Referral Partners

    Perfect for:

    • Realtors

    • Financial planners

    • Lawyers

    • Accountants

    • Insurance professionals

    “Hey [Name]! I’ve been seeing your content pop up lately and wanted to say hi... always nice to connect with other local professionals.”

    This opens the door without forcing a collaboration pitch.

    If you are messaging an EXISTING referral partner, the message might be more of an invite to catch up on Zoom, on the phone, or you know... in real life!

    A quick reminder (this matters)

    These DMs work best when they’re paired with consistent visibility.

    Your posts remind people of who you are and how you help (building credibility), so that when you send a message, it feels natural and not random.

    Set a timer for 10–15 minutes and send 5 DMs.

    Mix it up:

    • 2 community connections

    • 2 past clients
